You can find plenty of cheap roof painting offers around Melbourne. Most of them skip the steps that make a restoration last. Here's what a proper job looks like, and what to ask anyone who quotes you.
1. Inspection
We check for broken and cracked tiles, crumbling bedding, failed pointing and rusty valley irons. We also check the battens and timbers underneath. A coating won't fix structural problems, so they need to be found first.
2. Pressure clean
The roof is cleaned at around 4,500 PSI to remove dirt, lichen and moss. Any coating applied over grime will peel.
3. Tile replacement and re-bedding
Broken tiles are replaced. Loose ridge cap bedding is removed and relaid, then sealed with flexible acrylic pointing that moves with the roof instead of cracking.
4. Treat, prime and coat
An anti-fungal wash stops regrowth. A sealer/primer goes on next, then two coats of Dulux roof membrane. As a Dulux preferred applicator we follow their system to the letter.
When restoration isn't the answer
If the tiles are porous and crumbling, or the battens are rotten, a restoration is money wasted. We'll tell you that and quote a Colorbond re-roof instead.
