Verandahs, porches and pergolas attached to the house create an extra junction for water. When that junction isn't flashed and guttered properly, water runs back towards the wall. You'll see it as drips along the beam, stained timber or damp brickwork.
Why verandah gutters leak
- The verandah roof was tied into an existing gutter that was never sized for the extra water
- Box gutters between the house and verandah have rusted or lost their fall
- Flashings have lifted or were sealed with silicone only
Box gutters
A box gutter sits inside the roof line, so when it fails the water goes inside. Box gutters need the right width, a proper fall and a good outlet with an overflow. We replace rusted box gutters in Colorbond and size the sumps and outlets for Melbourne's heavy downpours.
Flashings and junctions
Where a verandah roof meets a wall or the main roof, a correctly cut and stepped flashing does the work, and silicone is only a backup. A recent customer singled out the stepped flashing we did on their garage roof in their Google review.
